How Long Will It Take a Realtor to Sell My Home?

If you’re facing a situation where you need to sell your home fast, whether it’s because of a pending foreclosure, a divorce, you’ve inherited a property, or some other reason, your first instinct is to think that you should probably list your house with a Realtor.

In most situations, even in stressful circumstances, you’re probably right.

But, you are rolling the dice when you list through a Realtor. It’s going to take you a few days to find the right Realtor and for that Realtor to list the house. You never know when the right buyer for your house is going to come along. Plus, especially if you’re facing a foreclosure, the clock is ticking, as it takes about 5 months between missing the first mortgage payment and your home is sold at a foreclosure auction.

Therefore, you have a pretty good idea of how much time you have before you need to be signing closing paperwork.

But, what you don’t know is how long it’s going to take for your house to close from the time it hits the Multiple Listing System (MLS) until you’re in the title company signing the paperwork.

How Our Days on Market (DOM) Calculator Works

Below, you’ll see a form asking for some information. We’ve taken all of the sales data for the past 365 days in these cities and surrounding areas to create a model (using a regression model for those who are curious) that will estimate how long it will take for a Realtor to get your house under contract. Remember, even after the house goes under contract and is pulled off of the market, you will still, if you are selling to a buyer who needs a mortgage, need to wait 21 to 45 days for the lender to be ready for you to close.

Just input the appropriate information, and click the button, and you’ll get that estimate.

I’d suggest that you run through the model the first time entering in the market value of your house – grab the Zestimate of your house and subtract out the cost to get the house in tip-top condition plus a little padding because, unless you can get the repairs done yourself, your buyer is going to add a little just in case there are things they don’t find until they’ve moved in.

If that number is higher than the amount of time you have remaining, then run the model a second time, but this time, with the bare minimum you need to get to sell the house instead of getting foreclosed on.

I need to explain a couple more things about the calculator:

  • If you live in Annetta, DeCordova, Pecan Plantation, or Rendon: I’m sorry. We just didn’t have enough data to create a proper model.
  • We set a minimum number of days on the market: Even though some Realtors report inaccurate DOM numbers, like negative numbers, we believe that 0 days is the minimum amount of time it would take. Let’s say your Realtor just threw the house on the market and you got an offer straightaway. It would still take at least 21 days to close, more than if you went directly to a cash buyer. We did not adjust any DOM numbers in our model, though, so if a Realtor reported 0 days on market, then we used that number in our calculations.
  • Our source is MLS data.
