But, we’re going to make our offer an “as is, where is” offer, meaning that we don’t expect anything out of you except to have the house empty at the time of closing, unless we agree beforehand that we’re going to lease it back to you for a short period of time or that there are things that you can leave in the house and we’ll take care of.

“As is, where is” simply means that the buyer accepts the risks associated with the condition of the house. Is there a leak in the plumbing under the house that you don’t know about and we don’t find until after the closing is done? That’s a risk that we accept. Did the previous owner jerry rig the electrical system and it’s out of code compliance, and neither you nor we find out about it until you’re out of the property and we’ve wired the funds? That’s on us, not you.

Why Do Cash Buyers Want Your Granbury Home “As Is?”

We have relationships with people in the construction industry. Since we go to them over and over again, and are repeat business, it’s in their interest to make sure they’re giving us good, competitive pricing. They buy supplies in bulk, so they can get materials cheaper than you can.

Think of buying a car from a car dealer versus Walmart buying TVs to put into its store.

If you walk into a car dealership, it’s probably the first and last time you’re going to have a relationship with the salesperson. That salesperson is going to want to maximize their commission because, once you’ve driven off the lot, they’re never going to see you again.

However, if you’re Walmart, and you’re selling TVs, you’re buying thousands and thousands of TVs over and over again. The TV seller has an incentive to keep that relationship going with Walmart, and they’re going to sell that TV to Walmart much cheaper than they would if you bought directly from them. Walmart has purchasing power over the TV provider. You don’t have purchasing power over the car dealer, and you don’t have purchasing power over the people who could come fix your house.

That’s not a knock on you. It’s just a statement of why your cash buyer probably can get the repairs done cheaper than you can.

Third, we can insure the quality of the repairs in a way that we can’t if you do the work. If there’s electrical work to be done, unless you’re a master electrician, we’re probably going to have to, at the very least, go back and inspect the work to make sure it was done correctly, and, oftentimes, redo the work. That’s money flushed down the drain. You spent money and time for the supplies and to try to do the repair work yourself, and it still will cost us the same amount of money. Sure, there are less technical things you can do like painting and recaulking, but for most repair work, we want professionals to handle the work, and we can’t guarantee that it’s going to be done to the standards that we need. Furthermore, as I mentioned before, it slows down the timeframes to get to closing.
